This Life Sciences project marks an amenity heavy, multi-tenant campus in the heart of the greater Houston life sciences cluster! This $202 Million Center for Advanced Technologies (ACAT) campus is coined the first purpose-built, cost-effective Class A laboratory infrastructure in The Woodlands. ACAT incorporates ~325,000 square feet of Class A office space in The Woodlands across five buildings. According to Newmark’s Midyear 2023 National Life Science Overview, nearly 1 million square feet of life science space was expected to deliver by the end of 2023 in the Houston market, which currently has about 4.9 million square feet of total inventory. The first building in this campus was actually redeveloped into ~123,000 rentable square feet of LEED Gold Core & Shell life sciences office space, making it more eco-friendly. As previously mentioned, amenities were top priority for this Life Sciences hub. This site features an expansive courtyard and event lawn; a wellness and fitness center; and on-site pickleball courts. Not only is there on-site convenience, but tenants have access to greater Houston’s top academic medical centers and the George Bush Intercontinental Airport.
GMC Commissioning provided total building commissioning services. Our scope included Texas Energy Code Compliance: IECC 2015, LEED v4 Gold – Fundamental & Enhanced Commissioning Credits, Envelope Cx, and MBCx. Specifically, we commissioned Building Envelope, HVAC, Central Chilled Water System, Laboratory Air and Vacuum Systems, Process Gases, RODI water, Building Management System, Emergency Power, Electrical Distribution, and more. GMC Commissioning designed, installed, and programmed SkySpark Analytics for the campus to provide advanced Fault Detection & Diagnostics (FDD), automated equipment testing, and ongoing commissioning tools, and continues to support the facilities team with system and equipment optimization strategies.
