Project Overview
The 210 Adrian Project, owned by Millbrae Adrian Science Park LLC (an affiliate of Longfellow Real Estate Partners), is transforming a former self-storage facility into a state-of-the-art lab and office building targeting LEED Gold and Fitwel certifications. Designed by Flad Architects, the development includes a rooftop terrace, fitness center, and public café. GMC Cx provided comprehensive commissioning for all MEP and control systems, performing 100% performance testing and leveraging Facility Grid for real-time documentation. Monitoring-Based Commissioning (MBCx) was implemented to optimize efficiency and reliability, supporting the project’s sustainability goals and alignment with LEED Gold standards.
