Medical technology firm, Becton, Dickinson and Company (BD) is one of the largest global medical technology companies in the world and is advancing the world of health by improving medical discovery, diagnostics and the delivery of care. This state-of-the-art lab, office and production space will house nearly a thousand associates from the BD Biosciences business, supporting their purpose-driven innovation and enabling teams there to continue empowering researchers and clinicians for years to come.
The scope of work entailed 178,000SF of tenant improvement work for office to lab conversions for dry/wet lab, electronic manufacturing, warehouse space and an additional 58,000SF of tenant improvement construction in building, which is primarily office, training center and cafeteria (5,000SF) space.
GMC Commissioning provided LEED Enhanced commissioning services for the BD Curie TIs. GMC Cx tested the Lab & Office HVAC Systems, Laboratory Fume Hoods, Cold Rooms, Domestic Cold & Hot Water Systems, Building Management System, Lab Exhaust Fans, Standby Power Systems, and a 1.5MW Fuel Cell based Microgrid. GMC Cx also custom developed Skyspark based analytics has provided significant value to the owner and tenants by saving utility costs and maintenance time.
This project presented several challenges to the Cx Team. While emerging from the COVID-19 pandemic, there were long lead-times for critical pieces of equipment and construction completion began to slip. Commissioning activities were delayed with many of them taking place after the building had been occupied by BD. GMC Cx worked together with the Controls Contractor to automatically test 100% of the Supply and Exhaust air valves on both the office and lab sides of the building at night when comfort and operational requirements would not be impacted. The building employs a Fuel Cell array to provide standby power; a novel approach not used in many other campuses. GMC Cx worked together with the manufacturer of the Fuel Cell array to ensure that realistic and effective blackout testing was performed identifying several issues with the Standby System and ensuring those issues were addressed
GMC Cx also worked together with the Validation Contractor to ensure our Cx documentation could be leveraged for their validation efforts. We performed Qualification of equipment and systems in their more critical spaces including verification of Cold Rooms, Fan Filter Units, of Air Change Rates and Lab Utilities (120V, CDA, Vacuum) in their higher classification labs.
