Project Overview
Alexandria Real Estate Equities is an urban office real estate investment trust (REIT) who has pioneered the life science real estate niche and remains the longest-tenured owner, operator, and developer uniquely focused on collaborative life science, agtech, and technology campuses in AAA innovation cluster locations. Alexandria has a longstanding and proven track record of developing Class A properties that provide its innovative tenants with highly dynamic and collaborative environments that enhance their ability to successfully recruit and retain world-class talent and inspire productivity, efficiency, creativity, and success.
Element Biosciences Inc., developer of the Element AVITI™ System, a new and disruptive DNA sequencing platform, moved its headquarters to the Alexandria Tech Center located on the 37-acre, 14-building campus in the Sorrento Mesa life science hub of San Diego, California. Alexandria Tech Center includes amenities such as a fitness center, fire pits, meditation gardens, eateries and conference space.
GMC Commissioning worked with Alexandria on the Building “E” as a warm shell project. The project includes a 200,000 SF main building with 5 levels above ground and 1 level of underground parking and dedicated central plant facility. Element Bio is the anchor tenant at Building E at 10055 Barnes Canyon Road, occupying 186,000 square feet. The multistory building is designed for a 50/50 mix of lab and general office space featuring an open concept with natural materials like wood and concrete.
The project was registered with the GBCI as a LEED Gold building. GMC Cx provided LEED Fundamental and Enhanced Commissioning, MBCx and Envelope Testing for a total of 6 points towards the LEED Gold rating.
GMC Commissioning provided commissioning of all systems on this project including the envelope. A team of 4 commissioning professionals supported the project teams in delivering this highly complex facility. With our staff’s wide variety of specialties, GMC Cx was able to assist and coordinate critical commissioning tasks such as the, building egress negative pressure testing, a full building envelope test, and a building integrated systems test all in the same week. Flexibility with schedule is becoming an ever-present challenge in the commissioning industry and GMC Cx is adept at adapting to meet our clients needs.
